The Challenge

Perform an iEPC® assessment during operational hours on 3 retail outlets, Iceland, Sports Direct & McDonald’s, covering a combined floor area of 3,385m2.

Stour Retail Park required improved EPC scores at 3 retail outlets with expiring ten-year certificates.

The Solution

Using IESV software, detailed assessments of floor plans and equipment were made to model the buildings, creating a “digital twin” of each property including heating, cooling, lighting, ventilation and any additional plant equipment, both on the roof and in other areas of the buildings.

The project required an accurate evaluation of the complex buildings, all of which were Level 4 assessments. This process was far more detailed and comprehensive than previous assessments.

The Outcome

By limiting the use of default data, our engineer’s analysis led to more accurate – and significantly improved – EPC ratings for each of the buildings. The Iceland store, initially rated E, was upgraded to a C. Sports Direct, previously a C, received a B, whilst McDonald’s improved from D to C.

The project, delivered within a one week timeframe, resulted in all three buildings becoming compliant with anticipated, near-term EPC requirements.

With no need for capital investment in renovations, our iEPC® service provided an improved EPC rating.
